For landowners and rural businesses

Could your land become
a secure dog field?

Explore a managed route from suitable land to a bookable secure dog field. Zoomies assesses local demand, provides the booking, payment and smart-access system, and can handle routine operations in approved areas.

Site suitability, planning requirements and operating coverage are assessed individually. Landowners fund agreed physical site works. Zoomies does not guarantee planning approval, bookings or income.

A new use for suitable land

Launch with the booking and operating infrastructure already in place.

Turning suitable land into a bookable secure dog field normally means sourcing and connecting separate booking, payment and access systems — then running them yourself. Zoomies brings that infrastructure as one managed route: we assess likely demand before you commit to major expenditure, provide a system designed for unattended, pre-booked access, and can reduce your routine operating workload in approved areas.

What makes a promising site

Location and local demand

Reasonable proximity to a meaningful customer population, with manageable neighbour, traffic and noise considerations.

Safe road access and parking

Safe vehicle access to the site and realistic space for customer parking and arrivals.

Suitable boundaries, drainage and terrain

Usable ground with scope for secure fencing, gates and appropriate drainage.

Space for secure, low-conflict operation

Enough usable land for a secure field and a safe arrival area, run without disturbing the surroundings.

You'll also need to own, lease or have authority over the land, be willing to pursue any required planning permission, and be able to fund owner-responsible site works.

What Zoomies provides — and what the landowner provides.

Zoomies provides

  • Local-demand and site viability assessment
  • Field listing, booking journey and customer payments
  • Smart, time-controlled access technology
  • Customer support, cancellations and refund administration
  • Launch activity, reporting — and routine operations where Managed Partner coverage exists

The landowner provides

  • Land control: ownership, lease or authority to use the land
  • Planning permission and professional advice where required
  • Capital works: fencing, gates, parking, drainage, utilities
  • Insurance, business rates and statutory compliance
  • Materials, contractor costs, major repairs and long-term obligations

The written site and partnership agreement confirms the exact responsibility and cost allocation before either party commits.

How a new field launch works
  1. 1
    Initial site check

Tell us about the land — postcode, approximate size, current use, access and planning position.

  2. 2
    Demand and viability review

Zoomies assesses local demand, nearby competition and likely catchment before you commit to major spend.

  3. 3
    Planning and launch decision

Planning requirements are confirmed with the relevant authority and your advisers; together we agree the operating model and responsibilities.

  4. 4
    Site setup and platform onboarding

You complete the agreed owner-funded works while Zoomies configures the field page, booking journey, payments and smart access.

  5. 5
    Go live and operate

Agreed launch activity runs, bookings begin, and the field operates as a Booking Partner field or, where approved, a Managed Partner field.

The sequence matters: viability and demand are assessed before major site spend, not after.

Ready when you are — check your site's potential.

Two ways to operate after launch

Booking Partner

Keep running the physical field while Zoomies handles bookings, payments, customer communications and smart access.

Managed Partner

A lower-touch field business: Zoomies handles the booking system and agreed routine operations, available only where the site and local operating cluster are viable.

What a field can earn depends on local demand, field size, pricing, opening hours, seasonality, operating costs, the physical works required and planning requirements. If your site looks promising, we model those variables with you — a scenario-based assessment covering assumed price, assumed volume, gross revenue, owner share, known operating costs, site-investment assumptions and the important risks.

Scenarios are illustrations, not income forecasts or guarantees.

Straight answers
Does my site need planning permission?

Possibly — using agricultural land as a secure dog field can be a material change of use, and only your local planning authority can decide what your site requires. Zoomies does not submit applications or provide planning advice, but we can share a checklist of what fields typically need and coordinate introductions.

What makes a site suitable?

Safely accessible land near a meaningful customer population, with scope for secure fencing, customer parking and appropriate drainage. Owners, tenants with landlord consent, and authorised agents can all apply — there is no fixed acreage minimum.

Who pays for fencing, parking and other works?

The landowner funds physical site works — fencing, gates, parking, drainage, utilities and professional fees. For approved sites, the current partner offer may fund Zoomies smart-access technology; see /partners for details.

What does Zoomies provide?

Demand and viability assessment, the field listing and booking journey, customer payments, smart time-controlled access, customer support and refund administration, launch activity and reporting — plus routine field operations where Managed Partner coverage exists.

Is income guaranteed?

No. Zoomies does not guarantee planning approval, launch dates, bookings, revenue or profit. Promising sites receive a scenario-based assessment that is explicitly an illustration, not a forecast.

How involved will I need to be?

That depends on the model. As a Booking Partner you run the physical field while Zoomies runs the bookings. Managed Partner is lower-touch — Zoomies handles agreed routine operations — but owners always keep insurance, statutory, capital and cost responsibilities. It is a managed field business, not a hands-off one.

Where is the managed option available?

Managed Partner is available only for approved fields in commercially viable local clusters, where Zoomies can operate several nearby fields reliably. The viability review will tell you whether your area is covered or planned.
